Protect your security deposit and start your tenancy on the right foot with these before, during, and after move-in steps.

Before you sign

  • Confirm the exact unit number and floor plan match your application
  • Ask for a blank copy of the lease and review every clause
  • Verify who handles utilities, trash, water, and internet
  • Get parking, storage, and pet agreements in writing

On move-in day, document everything

Walk through the unit with your phone and record a video or take time-stamped photos of every room, appliance, wall, floor, and fixture. Note any damage, dirt, or malfunction and email the list to your landlord the same day.

  • Test every outlet, light switch, faucet, and appliance
  • Check water pressure and hot water temperature
  • Open and lock every window and door
  • Look for pests, mold, or water stains
  • Confirm smoke and carbon monoxide detectors work

Set up essentials

  • Transfer utilities into your name before move-in
  • Update your address with the post office, bank, and employer
  • Get renters insurance — many leases require it
  • Change or rekey locks if your lease allows it
  • Find the breaker box, water shut-off valve, and trash days

Within the first week

Submit any maintenance issues in writing through the official channel, even if they seem small. A paper trail protects you if problems worsen or your landlord tries to deduct repairs from your deposit later.
